Self Catering Holiday Cottages & Lakeside Lodge Terms and Conditions Policy

As the lead guest you are responsible for ALL the people in your party staying at Killerby Old Hall. You are accepting that you are aware and agree to this information.


BOOKING CONFIRMATION

  1. To confirm a reservation, we ask for a non-returnable deposit of 25% of the total price for your holiday, upon receipt a confirmation email will be sent.
  2. Deposits are non-refundable and may only be transferred at the parks discretion.
  3. Reservations within six weeks of the start of the rental period require full payment at the time of booking. All such payments are strictly non-refundable.
  4. The balance must be paid no less than six weeks before the start date of your holiday. If payment is not received, we reserve the right to treat this as a cancellation. We shall, however, send a reminder.
  5. Any booking that has not had its balance paid by the due date will be cancelled with all monies already paid being forfeited.


CANCELLATIONS

You may cancel your holiday at any time. Cancellations are effective from the date received by us. Deposits paid are non-refundable. If you cancel your holiday 6 weeks prior to your arrival date you may change the date of your stay within a 12 months period subject to availability. You will need to pay the difference should you choose a more expensive stay. Please note there will be an administration charge of £50.00.

Cancellations received with less than 6 weeks’ notice are not entitled to any changes of date and no refunds will be given.

Cancellations due to Covid-19 (or variant of): Bookings that can not legally go ahead will be held on our system for the fees paid to enable the Guest to rearrange their booking. You will be asked to transfer your booking to a later date within 12 months, free of any administration charges, subject to availability. You may need to pay the difference should you choose a more expensive stay. Cancellations due to government guidelines including Tiers will be checked on the home address provided by the Guest at the time of booking. Cancellations due to positive covid tests must check their travel insurance. No transfer of booking will be offered unless we manage to re book the property for the full amount of your booking. No refunds will be given.


TRAVEL INSURANCE

We advise comprehensive travel insurance to be taken out at the time of booking, which should include cancellation cover (including cancellation due to Covid-19 or variant of), full cover for the tenant’s personal belongings and public liability as the owner’s insurance does not cover these items.

We (the owner) are not liable to you (the tenant) for:

  • Any faults or interruption to the supply of public services
  • Any loss, damage or inconvenience caused to or suffered as a result of weather conditions, riots, wars, strikes or other matters beyond their control.
  • Cancellation as a result of public health measures. In this instance you will be asked to transfer your booking to a later date within 12 months, free of any administration charges, subject to availability. No refund will be issued. You may need to pay the difference should you choose a more expensive stay.
  • Any loss, damage or inconvenience suffered if the holiday property becomes uninhabitable before the start of the rental period. In this unfortunate event a full rental refund will be made. No further liability will be accepted by the owner.
  • The tenants and all visitors do so entirely at their own risk. No responsibility will be accepted for injury, loss or damage to property including personal belongings, vehicles and their contents.


CONDITIONS OF BOOKING

We reserve the right to decline or terminate the booking of any guest(s) whose party make-up or behaviour interferes or may interfere with the general comfort of other guests. In this event no refunds will be made. Killerby Old Hall and its facilities are intended for family holidays. We are therefore sorry that we cannot accept any parties of single people.


CHANGES TO YOUR HOLIDAY DURING YOUR STAY

We cannot accept responsibility or compensation for circumstances beyond our control including (but not limited to) industrial disputes, natural disasters, fire, technical problems, bad weather and acts of government.


AMENDMENTS TO YOUR BOOKING

After you have paid your Deposit/Balance you may wish to change some elements of the Holiday, e.g. type of accommodation or duration. We will try to meet your request. It may be necessary to cancel your break due to illness, accident or change of circumstances. We cannot guarantee a full refund, however we will endeavour to come to an arrangement. Failure to arrive without satisfactory explanation or written cancellation will not be entitled to a transfer of stay.

Despite our best efforts, it is always possible that a holiday may be incorrectly priced. In such an event, we may contact you and give you the option to either:

  • Pay the correct price to retain your booking;
  • Cancel your booking and receive a full refund.


IF WE MAKE ANY MAJOR ALTERATIONS TO YOUR BOOKING

We try very hard to provide all facilities as advertised on our website. It may however be necessary to make some alterations in advance of your holiday. If such a change is necessary, we will endeavour to advise you in writing as soon as possible.


IF WE CANCEL YOUR BOOKING

We always endeavour not to change the date or cancel your booking, but in exceptional circumstances this may be necessary. We will inform you of the change of date or cancellation as soon as possible and give you the following options.

A. accept the alternative arrangements as notified to you

B. choose another available break from us at the advertised price

C. cancel your holiday with a full refund of any money you have paid


ARRIVALS & DEPARTURES

Cottage arrival time is after 4pm and departure time is before 10.00 am.

Lakeside Lodge arrival time is after 3pm and departure time is before 10.00 am.

If you choose to leave the park before your departure date for whatever reason (inc. weather) no refunds will be given for the remaining days of your booking.


CHILDREN

Children remain the responsibility of their parents or guardians at all times. It is particularly important that you always know where your children are, and that you provide adequate supervision for them at all times. Please note there is a small lake on site, this area is for Lakeside Lodge guests only.


DOGS

Dogs are NOT permitted in any of our cottages.

A couple of our Lakeside Lodge are dog friendly but they must be kept on a lead at all times and you must clean up after them. Please do not leave your dogs unattended on site at any time.


SMOKING

Smoking is NOT permitted inside any cottages or lakeside lodges. Please only smoke in open-air areas and be mindful of those around you & dispose responsibly.


LAUNDRY & POT WASH

Washing machine, dryers & ironing facilities are all available for our touring site. Washers & dryers are coin operated, these take £1 coins. Please tidy the ironing & ironing board away after use.


NOISE POLICY

We operate a no noise policy after 10pm and before 8am. Please ensure all members of the booking are aware of this.


BBQ’S & FIRE PITS

We do not allow open fires of any kind with any on site, this includes fire pits, chimineas and using your BBQ as a fire after cooking. You are welcome to BBQ (charcoal only) but please do not set the BBQ on the grass or garden furniture, use a stand or bricks. Sticks or wood must not be used as the sparks are a potential fire risk, never use inside. The Park owners are absolved of all liability for accidents, loss or damage to guest’s personal property. We reserve the right to ask guests not observing the terms and park rules to leave the park without refunds and with immediate effect

Gym (OLD HALL GUESTS)

Please be advised that the use of gym equipment in the Old Hall accommodation is at your own risk. By using the facilities, you acknowledge that you understand the potential risks involved in physical exercise and the use of gym equipment.

**IMPORTANT:** Individuals under the age of 18 are strictly prohibited from using any gym equipment. This policy is in place to ensure the safety and well-being of all users.

SWIMMING POOL

Our Indoor heated swimming pool is available to cottage and lakeside guests at no extra charge. Please visit our FAQ on our website for more information on pool availability.


RECYCLING & REFUGE

Recycle bins for glass, plastic & paper only.

  • PLEASE DO NOT CONTAMINATE THE BINS WITH GENERAL HOUSEHOLD WASTE AS THE WASTE COMPANY WILL REFUSE TO EMPTY THEM.
  • PLEASE DO NOT PUT HOT BBQ ASHES IN THE BINS.
  • PLEASE DISPOSE OF PERSONAL ITEMS YOURSELF. WE CAN NOT CATER FOR WASTE OTHER THEN GENERAL FOOD WASTE. PLEASE TAKE YOUR BROKEN/OLD AWNINGS, STEPS, BOXES, CHAIRS ETC HOME WITH YOU OR TO THE LOCAL TIP, 5 MINUTES DOWN THE ROAD.


VEHICLES

Only 1 car is permitted per pitch. Any second vehicles are to be booked in at reception and parked in the car park (chargeable). Commercial vehicles & large vans will not be accepted on site unless prior arrangements have been made.  There is no car charging point on site.


RULES AND REGULATIONS

The person completing the booking is responsible for the conduct of their party, It is your responsibility to read the rules & regulations and abide by the rules therein. Not reading the rules is not an excuse for infringement. It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms and conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract and loss of the booking without refund. Killerby Old Hall reserves the right to ban individuals from future use of the park.


LIABILITY

Anyone defacing or causing damage to any buildings, equipment or property of the park faces immediate eviction and prosecution. The tenant will be responsible for and charged for any damage/loss caused by themselves or their visitors to the property or to any park facility or other resident’s property. Your personal belongings, vehicles, vans and their accessories and contents are left at your own risk. Killerby Old Hall or its staff will not be liable for the loss, theft or damage of any property nor for any injury, accident or mishap to any person in the park. Customers must ensure that their property is secured and fully insured for any unforeseen eventuality.


DATA PROTECTION

The information taken at time of booking is required to be collected for the purposes of processing your reservation with us. We may process your data to keep you informed of our activities and to keep you updated with news, offers and other information that may be of interest to you. If you do not want us to use your information for the marketing purposes described in this paragraph, please let us know. We may also disclose your data to CampStead Ltd who may contact you, inviting you to complete a questionnaire and review regarding your stay at our park.

WE RESERVE THE RIGHT TO REFUSE ANY BOOKINGS.


HOT TUB/SWIM SPA DISCLAIMER

As the lead guest you are responsible for ALL the people in your party staying at any one of our holiday properties at Killerby Old Hall. You are accepting that you are aware and agree to this information. A copy is available in your booking confirmation.

The lead guest is responsible for making sure that all members of their party, and their guests, are aware of, and strictly adhere to the guidelines for proper use of the hot tub.

Please note chemicals used in the swimming pool and hot tub can cause discolouration of swimwear. Killerby Old Hall can not be held responsible if this occurs.
